Building Standards

Alternative Compliance

The Building Regulations are mandatory, but the choice of how to comply lies with the applicant or agent. If the guidance in the Technical Handbooks is followed in full then this should indicate that the building regulations have been complied with. However, a designer may put forward other ways of meeting the regulations in the form of alternative compliance. The surveyor assessing the application will be able to advise an applicant or agent whether or not they need to submit details of alternative compliance in writing.

Extensions to period of Building Warrants

A Building Warrant is valid for thee years from the date of approval. All works included in the warrant should be completed and an application/submission for a Certificate of Completion submitted to the local authority prior to expiry. If you do not envisage that the project will be completed within this period, you may apply to the local authority for an Extension to the Period of the Building Warrant.

We offer our customers, a comprehensive pre-warrant consultation service and help to identify and avoid Building Regulations problems - saving time and money from the start.
